Personal tax returns · Nicosia, Cyprus

Your tax return, done properly.

I prepare and submit personal income tax returns for employees, pensioners, landlords and freelancers across Cyprus — and make sure you claim every deduction the 2026 reform now allows.

§ 01 The 2026 reform

Cyprus rewrote its tax rules on 1 January 2026. Most people haven’t noticed yet.

€19,500 €22,000

The tax-free threshold. Every band above it moved up too — the 35% rate now starts at €72,000 instead of €60,000.

  1. i

    Everyone aged 25–71 must file.

From tax year 2026, every Cyprus tax resident aged 25 to 71 has to submit a tax return — even with no income at all — and needs a Tax Identification Number.

  2. ii

    New family deductions.

€1,000 for the first child, €1,250 for the second, €1,500 for each one after. Up to €2,000 for rent or home-loan interest, up to €1,000 for green upgrades or an electric car. Per parent, within family-income limits.

  3. iii

    Late means lost.

Those family deductions are only granted if your return is filed on time, spouses consent to share tax information, and rent is paid electronically.

  4. iv

    Lighter on investment income.

Defence contribution on dividends falls from 17% to 5% for profits earned from 2026, and the defence contribution on rent is abolished.

An estimate for a Cyprus tax-resident employee using the 2025 and 2026 Social Insurance ceilings (€66,612 and €68,904). Family income is taken as both partners’ gross income. Life insurance counts only up to 7% of the sum insured. Not covered: first-employment exemptions, self-employment, rental and investment income. Not tax advice.

§ 06 Questions

Good to know.

Do I have to file a tax return?

For tax year 2025, you must file if your gross income was above €19,500 or you had other taxable income, such as rent or business profit. From tax year 2026, every Cyprus tax resident aged 25–71 must file, whatever their income.

When is the deadline?

Returns for 2025 are due by 31 October 2026, after an extension by decree. Returns for 2026 are normally due by 31 July 2027.

What happens if I file late?

A €150 penalty for individuals, plus interest on any unpaid tax. From 2026 you also lose the new family deductions, which are only granted to returns filed on time.

My employer already deducts tax. Why file?

The tax withheld from your salary is only your employer’s estimate. The annual return is your own obligation — and it’s where deductions such as life insurance, children, rent or loan interest are claimed. If too much was withheld, the return is how you get it back.

I’ve just moved to Cyprus. Can you help?

Yes. I’ll confirm whether you are tax resident under the 183-day or 60-day rule, register you for a Tax Identification Number, and check whether non-dom status or the first-employment exemption (20% or 50% of salary) applies to you.

Do we need to meet?

No — everything can be done over WhatsApp and email, from anywhere in Cyprus. If you’d rather meet in person, I’m in Nicosia.

§ 07 Contact
